The One-Minute Post

As I clean my cluttered desk to start off the new year, I’m reminded of the sixty-second rule.  The rule states that if a task can be finished in under a minute, do it now instead of later.  If you’re anything like me, papers tend to pile up pretty quickly around my office.  I have a hard time tossing out some items of mail, and I’m never quite ready to discard coupons… even from vendors I have never used.

While I’m not particularly make a new year’s resolution, I am going to challenge myself to complete the simple one-minute tasks and hopefully have a mildly cleaner desk.  And while it took me slightly more than sixty ticks to write this, you were probably able to add this to your list of quickly completed tasks.

Buy The Steak

I previously wrote that home sellers need to “sell the sizzle,” which means that they need to feature the items in their home that catch a buyer’s eye such as remodeled kitchens and baths, sparkling hardwood flooring, and trendy paint colors.  Of course this is the beginning of a cat and mouse game because home buyers need to do just the opposite and “buy the steak.”

What is steak?  It’s the meat of the home.  Obviously, when you go to the butcher and buy a cut of steak, you want a piece that matches your tastes whether that is a melt-in-your-mouth buttery smooth texture or big harmonious flavors (apologies to the vegetarians).  What you are not going to buy from the butcher is the sizzling sound the steak will make on your grill or the rich aromas that will dissipate quickly.  The meaty parts of the house are those things that are not particularly flashy but create a stable and secure home… and usually cost a lot of money.  These are the items such as the roof, HVAC, plumbing, and electrical.

The amateur eye of a home buyer knows what a good kitchen or bath looks like, but that same eye may not be experienced with mechanicals.  Also, beautiful tiles, granite, and rich hardwoods stir the heart and create awe.  The same cannot often be said for architectural shingles or a circuit breaker.

When it comes to being a home buyer, the steak is much more important than the sizzle.  Replacing carpet or changing the paint is much easier and less expensive than new windows or a new roof. So when you enter the real estate market and put your home up for sale – sell the sizzle, but when you go to buy – buy the steak.

Real Estate Is An Adventure!

Life is an adventure! And home ownership is a key player in that adventure. From the pursuit of buying your first home to the many experiences with family members there, your home is a vital part of that adventure. We feel a great privilege to be able to provide both our professional and personal experience throughout your home buying process and be a part of your adventure.

Our own adventure in real estate has spanned the country. We went from renting an apartment near Fort Ben in Indianapolis just after we were married, to renting an apartment and then a townhome while in graduate school in Virginia Beach. We followed that by moving cross country and renting an apartment in North Hollywood, California.  Since that time, we have rented a home in Las Vegas, bought our first home in Burbank, and our second home in Glendale. Over eight years ago we moved back to Indiana where we bought our third home in Fishers and a rental property close by.

We love being a part of so many adventures. From helping our parents in their recent moves to making new friends as they relocate to Indianapolis for work, we strive to increase the joy in the adventure and minimize the stress. And while we cannot remove all the stress or take away all the emotion, we do our best to keep a proper balance. That is what makes it an adventure.

Sell The Sizzle

You’ve heard the saying before, “sell the sizzle, not the steak.” Advertisers make a very good income living by this one rule.  And the longer I work in real estate, the more I realize that these are words my sellers need to live by too.

Home buyers purchase a home based on emotions.  The buyers then use logic to justify their purchase. In fact, it’s true for almost every purchase any of us make. And for this reason, sellers need to appeal to the buyers emotions first, which means focusing on the beauty, the class, and other visual stimuli of your home.

This is not always cheap for sellers, but it works.  If I show ten homes to a client, usually only one or two sellers have actually done the work necessary to make their home look like a builder’s model or that it should be featured in a home magazine.  Knowing this, the competition is not nearly as steep as one would think.

I don’t like to encourage my sellers to spend any more money than they have to. Especially money that will not be put back into their pocket at closing, but oftentimes biting the bullet and spending on upgrades and repairs will save time, energy, and money.  This is why real estate professionals encourage sellers to upgrade kitchens and baths first.  Kitchens and baths are sizzle and where you’ll get the most bang for your buck. A five-year-old white stove may work perfectly fine, but it doesn’t sizzle like a new stainless steel unit, and laminate countertops are functional, but they don’t sparkle like granite.

Of course, new roofs, windows, and HVAC units are not sizzle.  Sure, buyers want these things, but they will instantly forget about them once they see hand-scraped hardwood flooring, granite counter tops, and stainless steel appliances.  Moreover, all the wonderful steaky (and expensive) new roofs, windows, and HVACs will be instantly forgotten when the buyer sees brass fixtures, oak trim, and floral wallpaper.

While there is a buyer for every home, the best way to sell for the price you want is to make your home sizzle.  And that does not always have to cost you a fortune.  New paint, fresh mulch, or flashy countertops may actually be a small drop in the bucket compared to the discount you will have to offer without the upgrades just to find the right buyer.

In the long run, regular maintenance and upkeep are very important to selling your home, but when it comes to getting the buyer to make the offer, appeal to their emotions and sell the sizzle.
