Is Your House Haunted?

Growing up in Indianapolis, I often heard the story about the House of Blue Lights

Is Your Home Haunted? It was the story of a rich young widower who was so pained by the death of his bride that he had her placed in a glass coffin lit by blue lights and kept her in one of the upper rooms. At night the blue light would emanate from the window out into the darkness. And every night he would go to her room to talk with her and say good night.

Of course the story wasn’t true, but it made for a good chill as we’d drive by the house on a dark night. Pretty much any where you live there’s a good story about a haunted house in the neighborhood. Even today, there’s a vacant house in my neighborhood, and my kids always ask me if they can go to the “haunted house” to play. I’m not too concerned because the house is hardly five years old and boasts no paranormal activity to my knowledge. But it’s fun for the kids to pretend.

Of course if you’re trying to sell your home, the fact that your home may be haunted could create a problem. Often a seller or their agent is not required to disclose if a property is stigmatized unless the buyer asks. But once asked, the seller needs to reveal the stigma which can range from the fact that someone was killed in the home or it used to be a crack house or the home is haunted.Of course that may be exactly what the buyer is looking for.

When the issue is a haunted house, it’s pretty subjective. While some people are strong believers in the spirit world and the presence of ghostly beings, other people never give it a second thought. So how do you disclose that your house is haunted when you don’t believe it is? Good question. The answer is that it’s probably best to err on the safe side. If you think your home is haunted or the neighbors talk about your home being haunted, you may be better off disclosing it to the buyer. Why? Take a look at the New York case Stambovsky v. Ackley, where a buyer of a home in Nyack, NY discovered that the house he had recently contracted to purchase was widely reputed to be possessed by poltergeists. Even the seller and members her family had reportedly seen the ghosts on numerous occasions over a nine year period. As a result, the buyer was able to rescind his contract (following a long court battle) because as the court said, “the most meticulous inspection and the search would not reveal the presence of poltergeists at the premises or unearth the property’s ghoulish reputation in the community. Therefore, there is no sound policy reason to deny plaintiff relief for failing to discover a state of affairs which the most prudent purchaser would not be expected to even contemplate.” Stambovsky v. Ackley, 572 N.Y.S.2d 672, 676 (N.Y.A.D. 1991).

So what does all that really mean? It means that if your home is haunted or has the reputation of being haunted, you should probably call the Ghostbusters to de-poltergeist your home or be ready to disclose the stigma to your buyer.

Top Halloween Spots

It’s October and time to give you our top Halloween spots in the Greater Indianapolis area! I know that many of you follow our blog to keep up to date on what is happening in and around the Fishers, Carmel, and Indianapolis area as well as staying up to date on the local real estate market. Just as an update, right now there are 534 homes for sale in Carmel, 545 homes for sale in Fishers, 403 homes for sale in Noblesville, and 224 homes for sale in Zionsville.

We think the Children’s Museum is a great place to take your kids anytime of the year! But at Halloween they have the Tomb of Doom. From October 16th through the 31st, kids can wear their costumes and explore as they search for the Lost Mummy!

The Indianapolis Zoo has their Halloween ZooBoo every weekend from October 16th through the 30th. The zoo stays open late with the animals on exhibit. There is a hay maze, monster music, pumpkin bowling, a haunted train ride and trick or treat stations.

One of the most popular events is the Headless Horseman at Conner Prairie. The cost is $9 or $13 depending on the day of the week you go. There is storytelling, crafts, live music, and a nightly staging of “The Legend of Sleepy Hollow” complete with hayride.

Don’t Be Afraid Of The Brassectomy!

What does it take to sell your home in the least amount of time and for the most money?

Recently, I was reading House Beautiful online looking at the trends for 2013 and 2014, and ten different designers had ten different opinions. What makes a home sell in Glendale, California is different than what it takes to sell a home in Indianapolis, Indiana. Trends are often subjective to where your home is located. The best way to know how to sell your home quickly is to look at the competition in your market and understand you don’t live in your home the same way you sell your home. If you have two comparable homes, priced similarly, buyers will most often buy the home that has the modern and contemporary updates.

In Hamilton County and the Greater Indianapolis Area, I have found that homeowners are not only painting walls and trim, they are performing “Brassectomies” on their homes. They are replacing all brass fixtures and hardware with Brushed Nickel or Antique Bronze. It’s hard for buyers to visualize a home with new paint, carpet, hardware, and updated cabinets. If your home already has these elements it will sell quicker.

Yet, home buyers don’t be afraid of the brass! Brassectomies are relatively painless and can be done prior to moving in. Check with your local handyman on just what it would cost to replace the hardware in a home that needs a brassectomy and work that into the price you offer on the home. As long as you prepare in advance, you can close on a home and have all the hardware replaced within a day of moving into your home. The key to buying a home is to look at homes within your budget and find a location you love. Once you find that location, make sure you like the look and feel of the home. It is easier to give a home in the perfect location a face lift and brassectomy than to choose a perfectly updated home in a bad location, and sometimes that is all it takes to completely change the look and feel of a home. Location is one element of home ownership you can never change. So, make sure you buy a home in a location and on a lot that you love and don’t be afraid of the brassectomy!  It won’t even hurt a little.
